I held off hoping someone else would help you with this, but it looks like it's not going to happen. It's kind of a tough question for me. Here's my take (for what it's worth).
I think that you're getting 40 repeatedly because you should and/or will carry out the meaning of 40 by doing what you are asking about doing. That is, I think you are in a difficult situation and are doing what is required to cope with it. So, your answers indicated this, especially, I think, in the repetition of line 6.
The repeated lines 1 and 5 are telling you that your ideas are the right (or necessary, at least) things to do. Line 3 is warning you against possibly making the situation worse by your own action (so to your second question, 1 + 5 indicate "Yes, do that" but 3 is a warning to be cautious, not sure precisely about what - maybe who you choose as a roomate or how you deal with the rent manager? Something like that, I think.)
Not quite sure about line 4, it *might* be saying yes, quit the job IF you can get one you like better that also fills the financial gap. (I'm really really hesitant to suggest to someone in difficult financial straits that they quit a job they have... interpretation is an art not a science, and I would HATE to give you bad advice about that!)
Anyhow, those are my thoughts, hope they helped... btw, I use mostly W/B and Legge so my interpretations are based on what I'm seeing in those translations.
