I just began the process of getting my home ready for sale and in spreading the word among neighbors, I had an offer from a local investor who lives in the neighborhood and who wishes to buy the house and use it as a rental property. He offered less than I was hoping for, but I could be out of the house quickly. Was hoping to sell to a family and not an investor. When consulting the I Ching about where to accept this person's offer, I received 16.4.6>23. Can anyone provide any help in understanding the answer?

Ideally it would help if you yourself gave your interpretation of the answer first. That doesn't have to be anything knowledgeable or clever it can just be how the answer made you feel, what thoughts came to you. I say this because your own first impressions are so important as a key to the answer because of course Yi is talking directly to you and so even people who never met Yi at all will get true impressions of their answer. These can just be impressions, images. If these come to you don't dismiss them, they can be the key to the reading.

If I had this cast I'm not sure I would accept this offer, it almost looks like a bit of a façade somehow if you take the two hexagrams together as a sentence they say 'Enthusiasm's Stripping'. Hmm I read that as grasping at this sort of leads nowhere at all.

So 16 is inspired, sees possibilities, pictures of how things might be that can be the catalyst for making wonderful changes. Hence the sense of making ready, enthusiasm. Line 4 says your enthusiasm drives things, people will fall in with it, you possibly have a lot of impact on the situation somehow. Line 6 is saying there is a false enthusiasm here. False in the sense perhaps that there is a need for urgency, or that you need to take this offer NOW ? In line 6 we really have built a picture up what needs to happen, except we are a bit off the mark. It's not the end of the world though since once a more realistic view is taken things can proceed nicely.

The change patterns here are 35 and 5 which also make me think you should wait a while and not jump at this offer.

More generally 16.6 in my experience has been where I'm terribly excited and ready to go about something only the actual situation isn't what I thought at all. I can only guess what this might be in your situation. Are you sure selling is a great idea ? Does it need to be such a quick sale ? Things like that. I am probably way off since I'm guessing where a false enthusiasm might lie but if you think about it you might have an idea.

Oh and I should add something about 23 here as relating hexagram. In 23 one faces unavoidable loss and it can be painful. Now here this could signify your reasons for selling. However it could also signify that selling to these people deteriorates your situation, leads to loss.

Whilst line 4 is bright and full of energy I've found it can have a manipulative aspect. I wondered if this buyer were very persuasive ? Anyway with 23 there I don't think I would sell to him at least not with a great deal of thought.

The relating hexagram is the context mostly of the reading so if you are moving because you have to that could be the 23. But if you are moving because you choose to I'd wonder about the 23 with this particular offer.

I'm not certain of my interpretation BTW, I think the cast could be read a number of ways which is why I wondered how you saw it or felt about it ? To me it seems like a reading one would have to be living in to get the true meaning.

Thank you so much for your thoughtful response to my request for answers, Trojina.I felt uncomfortable working with this person, because he appeared to view what has been my home for the past 17 years as just a property to make money from. When I read 23 a cold sad feeling washed over me. I did not have as clear a feeling when I read 16.4.6 I do have some reservations about leaving my home, but I feel I need to do so to better care for an elderly mother who can no longer live alone, and who needs my support. This decision has benefits (I will be able to save money for retirement or to purchase a new home down the road and I'll have more time to help my mom) but also some negatives (I will lose a great deal of my independence). Life is full of compromises but this feels like the right thing to do.

Sorry to hear that. Have you asked Yi about the whole bigger decision of selling and moving in with your mother or is it something where you have little choice so didn't ask ? Anyway as you say you need as much money for your house as possible given you are going to need to buy again further down the road and who knows what property prices will do.

You do sound sad about it all.
