Request for advice - sale of property (all unchanging answers- hex 2, 35, 36, 16, 18)

Hello,

My family and I entered into a purchase agreement for selling our house, which the buyer has failed to honour (basically their loan is not approved, now I know they are very casual - they literally took us for granted and did not bother to do the sale agreement also on time as discussed with us following up and they really acting as if it was our need). Although when you speak to them they are all nice and sweet.
Also, further they asked to shift early as they plan to get the sale deed executed early - which we did and as a result also ended up paying nearly a month's extra rent, not to mention that we shifted in a hurry. To top it all, my mother called the dealer a day before the final date as they hadn't bothered to contact us - they didn't respond back and called the next day (on the last day of execution of sale deed) to request to extend the agreement as their loan wasn't approved yet. The agreement states that it would be null and void if the buyer doesn't get the sale deed executed on or before the mentioned date.They have paid quite a large part of total amount (so that we could close the loan), so as such we don't intend to back off and plan to extend the agreement, however I do feel they should be charged a penalty atleast.I asked the following:

1. How should I handle this situation (of them missing the date) : Hex 2 (I am confused, should I be receptive or understanding towards them?)

2. Whether 2% penalty be the right amount of penalty : 35 Advancing (seems +ve)

3. Whether 3% of total amount be the right amount of penalty : 36 (so I assumed this as no)

4. Whether 3% of balance amount would be the right amount of penalty : 16 (i assumed this as no too, as it seems it recommends to consult and then proceed or this may lead to some strong reactions based on some of the threads)

Since we mainly have Yi only to consult :)

5. Last I requested Yi's advice or recommendation to charge them penalty for missing the date : 18 corruption (which has left me totally confused, I understand that the deal is kind of spoilt but how should this be interpreted as advice or recommendation)

Could you please provide your advice, we have to meet with them tomorrow morning, so would really appreciate your quick advice.

Also, I was quite sleepy (due to a long day) while asking these questions, do you think it would impact the outcome, should I cast again?

with all unchanging answers i do think Yi has been kind enough to ignore my lack of alertness and answer..thanks a lot..

I also just asked why their bank loan approval got delayed and got
47 .5 to 40

Seems there was some sort of communications failure between him and the bank (maybe didn't approach them in time or missed some guidelines or documents). Line 5 probably suggests that he was slow to move though he was sincere (casual approach maybe)
Also, I guess it also means that they trusted someone's words which caused an issue (they were taking the loan from a specific bank as he mentioned he had to oblige someone though I am not sure what it meant)
Also Few days before the sale agreement (not sale deed), buyer had got a fracture in hand/arm and had requested to extend by few days which we had agreed to.

And 40 as the relating hexagram means that he is trying to get the approval/loan released from the bank.
