This doesn't appear to me to be a woman who is shopping around for a better offer. Anyway, the question assumes that time will give you a better offer and that you will not lose the best offer you already have. I wouldn't delay unless your are sure you are being lowballed.

Thank you Pocossin - I could do better I think. Lowballed! is this an americanism? I will get better idea on whether I am letting it go cheap - another agent did say they would have a starting price of 10,000 more so I think there is the wiggle room I am looking for.

Unfortunately i did not write down the lines.

53 - what has happened is the buyer has offered 50%
of the increase I had in mind - the agent has made a
deduction on their fee. My margin is increasing - this
buyer has been around since the early summer - so 53
may refer to this. Buyer and agent have exercised hunters
patience.

36 may refer to winter line 5 is good - 63 implies I have achieved
the increase I had in mind. May be since I am 60 % there - it means
I can negotiate for the full amount in my mind. Or 63 may mean by
private sale I have had 2 private offers at much higher price. Of course
private sales might be problematic. The Yi refers to things as they are
as things stand now - correct?

The going to auction 50 certainly is auspicious - but followed by 7 may
mean there would be a war on? Maybe a bidding war? Eureka - I may get
more in auction - will check it out
