Rosada, I'm so interested to know how it all goes, and I'm sending you my best wishes for the house to sell for a fantastic (high!) price, or to the tenants for a price that feels right to you.

Just an add on - was reading a yesterday's Sunday paper An expert (so he says) on house selling in London - top end but interesting comments re pricing:

Younger more fluid purchasers with big mortgages tend to like up bidding whereas older (mature) possibly cash rich tend to like to down bid. He says it depends on your target audience.
