Sell or rent?

I'd value your opinion on a property matter. I am the landlord of a small apartment. This came about because I was unable to sell it last year. I lost money on trying to sell it. I would prefer to sell it rather than continue renting it out. I asked Yi:

Q. When would be the best time to put the property up for sale?
A. 27, changing line 1 relating 23

Q. What would be the outcome if I put it up for sale in March 07?
A. 19, changing lines 1,4,5 relating 47

Q. What would be the outcome if I continue renting out the property?
A. 6 unchanging

My tenant is constantly asking me to do extra things despite the apartment being in beautiful order. I really think I'd be better selling it but I'm cautious because I lost money nearly selling it last year.

Hex 23 indicates the time between 15th to 24th of October, 2007 but this seems rather a long wait for you. There should be some activity around the end of April and the beginning of May to do with the selling of your apartment. And it looks good.

Hex 19.1 it seems to suggest that March is okay, so be determined and go for it.

Hex 19.4 again, says March is favourable.

Hex 19.5 this line says that you should employ the services of a professional to sell your apartment, a very wise thing to do.

Hex 47 March and the following months could well turn out to be a stressful period for you, but it advises you to stand firm and remain strong in the face of setbacks, so let the expert do their job. All you have to do is to stay quiet and still because there is nothing you can do anyway, you will just have to remain patient and wait. It would appear that in the beginning you will get no offers but give it time and wait for the people to bite, so keep determined and you will come out a winner.

Hex 6 conflict, you will have futher problems with your tenant(s).

My impression is Yi firstly saying 'you don't need to ask you have the answer' 27,1.' You have the facts and you know what you really want so why are you looking at me (says Yi ;)' Putting it up for sale in march looks promising perhaps you are being over cautious and still despondent over what happened last year (47). Continuing to rent it out is not going to feel comfortable to you as you already know, at least with the tenant you have there is conflict, maybe another tenant things would be better, but you have quite clearly stated you'd prefer to sell. So I see this as just to get on with it without letting too many doubts creep in. :)

Question 1: 27.1 (23)
According to how I learned, 27 represents a time that began in mid-September 2006. Line 1 was active until mid-October 2006. The qualitative aspect of 27.1 is voluntary loss. The loss transitions into 23, further loss, which began Feb. 1, 2007 and ends in September of 2007.

Question 2: 19.1.4.5. (47)- if I put it on the market in March 07
Hexagram 19 has a timeframe that ends in March 15, 2007, so the answer is probably about putting it on the market in the first part of March
19.1 (7)- You put it on the market
7.4 (40)- Retreat, so either there aren't buyers or something happens and you have to take it off the market
40.5 (47)- You have to find a way to get rid of the house on your own.

Question 3: You will have constant problems renting as you are, though I don't know if it's because of the tenants themselves or something with the property

Something is wrong here. You have to do some kind of stripping from now until the summer before you can be in a better position with the property. I don't know what. I guess it could be repairs, or actually removing the tenants.

I have a different experience of 6. Conflict. In fact, I think hex 6 should be titled "How to AVOID Conflict", and if you follow the advice you certainly can navigate the difficulties successfully. The advice is, "In all his transactions the superior man carefully considers the beginning." Wilhelm further cautions that, "If rights and duties are exactly defined, or if the spiritual trends of the individuals harmonize, the cause of conflict is removed in advance." Thus, if your tenant's lease is coming up for renewal anytime soon you may be able to discuss the issues that have made the relationship so stressful in the past and renegotiate an agreement that works, or perhaps even get a new tenant whose "spiritual trends" harmonize with your own - ie. someone who likewise sees this as a lovely apartment.

Willowfox, I know that Saturn is turning direct mid-April which might help get things moving, but what in 27.1 - 23 was causing you to see activity at that time?

27.1, "You let your magic tortoise go and look at me with the corners of your mouth drooping," causes me to consider if you shouldn't keep this apartment. With the right tenant it might be your "magic tortoise" that would provide you with a nice income. Perhaps you should consult the IC asking if it is in your best interest to sell.

As for selling in March, 19.1.4.5 sounds like you could attract a buyer, but 47 makes me again question if selling is in your best interest.

When the question is a predictive one, mathematical method is better than text method.

If you make the toss on Feb 6th, then there is NO good time to sell.

But, since your real concern is what is better between 2 options (to sell or to rent), I would suggest you the following:

WHAT IS THE BEST OPTION FOR ME? To sell o to rent

If you want to try this (whit mathematical method, that is better when the questions is chose one of 2 options); please:
a) Identify BEFORE you make the toss, wich one you would prefer (and provide that information)
b) Provide the day and moth in your local time when you make the toss

I won't explain more, since you had probe this mathematical method in previous thread.
